There are 2 different types of asbestos surveys.
Asbestos Management Surveys (previously known as a Type 2 Survey)
Asbestos Refurbishment and Demolition Asbestos Surveys (Previously known as a Type 3 survey)
Asbestos surveying is a specialised service designed to identify and manage/remove asbestos containing materials.
Through their expertise in identifying, sampling and having the samples tested at a UKAS Accredited laboratory testing, our Asbestos Surveyors can provide essential advice on how to safely manage/remove or encapsulate the asbestos containing material.
Asbestos Management Surveys
Management Asbestos Surveys are required for all types of commercial properties which includes the common areas of flats/HMOs.
This is requirement is outlined in the Control of Asbestos Regulations 2012 for all types of commercial properties and for those buying or disposing of these types of property.
This type of inspection is non-intrusive and includes sampling of suspect materials which are then sent to a UKAS accredited independent laboratory who report on whether asbestos is present or not.
If you own or lease a commercial property this survey will identify what asbestos containing materials are in present within the property, its condition and the required management/remedial works.
Asbestos Refurbishment-Demolition Surveys
Asbestos Refurbishment-Demotion Survey (R&D) must be undertaken on residential, commercial this includes the common areas of flats/HMO’s properties which are due to be refurbished or demolished.
Professionals, contractor’s tenants and managing agents involved in minor and major fitouts and strip-out are required to commission an R&D Survey prior to any works being carried out to ensure they are protecting their colleagues/staff/personnel from being exposed to asbestos fibres.
Requirements for this type of survey are covered under the Control of Asbestos Regulations 2012 and HSG264, further stipulations are laid out in the CDM Regulations 2015 (Construction Design and Management).
The purpose of this survey is to identify the presence of asbestos, location, condition and removal advice either by a competent contractor regarding non licensed asbestos containing materials or a HSE Licensed Asbestos Removal contractor regarding licensed asbestos containing materials.
The R&D survey can only be carried out on vacant properties, it will cause damage to the fabric of the property due to it being an invasive inspection.
